Some ideas on finding wholesale properties that other investors shared with me include: check your county recorder of deeds for lis pendens notices; form a real estate investment club; create and mail out a newsletter (paper and electronic); market yourself to church pastors, funeral home directors, and accountants who often hear about proprty deals and potential sellers.Thanks again for your tips

It took me a while to realize that and to shut my big mouth!!

Like I was thinking about buying an old/dilapidated one-room schoolhouse or an old turn-of-the-century church and fixing it up to become my house.

My personal rule of thumb is that unless I working in the yard or doing projects, I always try to dress at a level that I could "walk into church and not be embarrassed" (my gramma's old saying :lol: ) It shows as much respect FOR the person with whom you are are meeting as it does that you yourself are a serious, competent professional.
