I know the saying “More Risk = More Reward”, my question to the BP community that have dealt with both Class A properties and Class C/C- properties: Is there really that big of a difference in managing the tenants, and property?

I am passionate about learning everything I can around real estate investing and starting my future in this very rewarding industry.

(If it had been an arbor or trellis you were walking under, instead of a power pole, it would have been charming, LOL!) 

Risk equals reward, hopefully.

With greater risk comes greater reward, and I see a lot of risk here (Roof and HVAC needing replacing) and not a lot of reward.

Just one of the risks of investing in real estate I suppose but hey, if their was no risk involved then everyone would be doing it and the reward would be much less. 

Rental demand is high here due to the proximity to the beach (just two blocks from the ocean), large university close by, the shopping and dining within walking distance, and the history and charm of the area.  

You closing should be the reward for the agent.

Renewing your lease with the tenant who is paying gives that tenant some control/power in the situation and rewards good behavior (i.e. paying rent on time).

I know for me starting out in real estate it was a lot about building short-term wealth but as time has gone by I realize that real estate investing can be much more rewarding as a long term wealth building strategy.
