If that's not the case in your market I'd reach out to local investors and learn how they do it.

I do not know if that is the case in your market, but unless you know I would run numbers 10% below true selling ARV.

Most investors prefer LLCs because LLCs can shield the members from liability, which is not the case in a general partnership. 

Case in point, the pace of “New Home Completions” has slowed in each of the past three months, although not as quickly as the drop in housing starts.

I still won bigly on that first deal, and I would have refinanced again anyways with the way interest rates are now compared to 2014, but that may not be the case in 5 years or so.
