Sometimes they still have the garage door and drywalled the inside... meaning that they did not do a foundation on the garage door line : they did not use a deputy inspector, they did not use the appropriate hold downs (metals) for structural integrity, they did not use the right calculations for framing (ie rafters for ceilings ) that are often changed in a garage conversion... did not use proper headers for windows and doors... etc etc I have been faced with these a lot when representing the buyer and I would : 1.

Second offer which is $12K lower than list price, no rate buy down, and seller won't pay the buyer agent commission.Morgage payment with a conservative LTR payment is break even, Coc is 6.3% , and I'm super bummed that my agent won't get paid.We could put in cash to pay him, but it would come out of the renov + Furnishings cast slotted for the property.Any creative financing thinking from this group on:How to pay my agent AND not dip into our cash funds for prepping the property?

@Chris Blackburn, while I can't speak to this specifically, there are a few red flags I see in your post.1: A Realtor has to be a member of the national association of realtors, an industry trade group primarily focused on your typical home buyer.
