Before becoming a designer, I was a systems engineer and business analyst (MIS degree), so my process is deeply rooted in formulas to keep the right elements at the forefront.

Somewhat unrelated, but I do not allow BiggerPockets to do business with partners who require their clients to sign agreements or otherwise agree to terms that prevent them from leaving what they feel to be honest reviews on BiggerPockets.

I'm looking for a new source of investors who are in the business of funding these deals.  

I do not sell my model but I have a friend in the business who offers a much better model than Michael Blanks in my opinion.

I would tend to agree with the other CPAs typically.The 500-hour test is one of seven material participation tests used by the IRS to determine if a taxpayer is actively involved in a trade, business, or rental activity. 

Do you not realize that If one software worked, do you think any other software would still be in business?!

You dont need to be a citizen of this country to own a business .

Is your goal to use being an agent for your own personal investments or actively try and grow your agent business to eventually leave your W2?

I work with 4 electricians , 3 plumbers , 4 HVAC , 5 or 6 framers , if 1 is busy I use another .
