In our area it's becoming increasingly difficult to find flip potentials so I'm beginning to broaden my horizons (with caution obviously). 

I've actually broadened my search to include Manassas as well, so I'll definitely reach out for referrals!

You'll be amazed how many people are involved in REI or know someone who is and is a great way to find a deal and even better way to broaden your network.

You can still find deals in RMLS, but you're right that you'll want to search other avenues as well in order to broaden your prospective inventory.

glad to help broaden your thoughts, and yea on the positive side i was able to pick from a couple dumpsters last year and managed to get a complete 12 piece kitchen cabinet set that just needed a few new hinges and now its in my garage waiting for the next investment that might need a kitchen upgrade. so living near that pit has some benefits. 

While I already have a few good local realtors who are sending me potential deals, I'd like to broaden that network. 

With the MBS market on fire premiums to the 10 yr will broaden beyond what anyone here has experienced.
