Does any body know of hard money lenders who will lend for a short term like a year on a primary residence until I am able to get it refinanced?

I checked with the correct authority, they have no record of a tank or a decommissioning.If the seller told you that's how "it was decommissioned"... and the garage smelled like fuel oil, how would you respond?

I came here because the arts world is full of compromise and sacrifice- body, spirit, finances, time, and most importantly, family.

I recently visited a multifamily property with over 210 units and one of the main issues was the smell of smoke in the units.

Try to meet in person most of the time because naturally humans put more trust into someone they physically see, body language and a lot easier to build rapport with.

No one can ever smell it!  

He had absolutely trashed the property, and it took quite some time to get the smell out from all the animal feces and urine. 

Of course the three-handle valve bodies keep on degrading, and sooner or later, replacing parts just won't do the trick.

On the video I laughed when he said it smells like piss, because on a lot of the podcasts the investors love the smell of piss saying it smells like money.

Both died in their late 50's after years of suffering COPD.They had the walls completely covered with that old Italian felt patterned wallpaper so after removing that & using several layers of shellac the smell was gone.
