I have to stop managing my own, partly because I tend to be ridiculously nice to my tenants, bending over backwards to keep them happy, so that they will lease again... and like an idiot, I'm always surprised (for some reason) when they find some way to try to screw me!

I have my mold remediation lic by all means make sure you get it tested if there is no mold it will help you if you are ever in court.YOu do not want to put your self were you are bending over and asking a owner or a renter not to stick it in you to much .

Very very rarely for long term tenant's you have history with you might bend your process, but even so, you should never put yourself into a position of trusting something a tenant says you can't verify and then be unable to begin the eviction process in a timely manner.
