The last note buyer I worked with paid 90% of the note value (10% discount).I would venture to guess the property must meet certain criteria, but all in all 50% discount seems very, very steep.Either way, yes you could owner finance and then sell the note, but you will be having to sell at some type of discount and would have to have that in your spread at purchase.
