I'm looking to buy my first rental property this year or next in Florida and I recently attended a workshop on how to save on taxes using short term rental properties by a tax strategist named Karlton Dennis.

They sometimes charge the seller notary and doc prep fees - especially if you don't plan on attending settlement and do a deed package.

I would recommend first, finding and joining at least one if not more local real estate investor (REIA) meetup groups (look on Facebook or Meetup or just search online) and try to attend as many as you can to network with local folks doing all different avenues of investing.

I think you could split after sale for a non-taxable event, the total basis transferred in would be split across the two "new" properties.Calling @Dave Foster to give his insights here, lots going on in this one.

The University related events can make or break a full year, so you really have to capitalize on Graduation, Parents Weekend, and home football games.  

I don't know if there are other hosts out there who get invited to Airbnb events and webinars for their feedback and input, but we do. 

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

I've only attended Dekalb's auction ... one of the close in metro Atlanta counties.
