You have to decide what your time is worth to either take those 8 phone calls, or hire a PM - for us we would rather keep the $10,560 you could potentially pay for PM service in a year for the 4-plex and take the 8 phone calls (yes oversimplified - but you get the point!).

Even 3x higher is worth the benefit.  

It’s a short term rental started in Oct 2024 and earning during this off season is under $10K but cost segregation has nothing to do with rental income only depreciation of the property and with bonus depreciation being 60% this year I think it’s worth it.

Most of that is not really worth much to most people. 

You can make a profit, but not worth the risk. 

They should not SET the commission amount, because as the DOJ says, they do so under the threat of a group boycott if they don't offer the "standard" (which I know is a word you are not supposed to say).The reason Realtors and the NAR are fighting so hard to keep seller set commissions, is that buyers do not believe they get $12,000 worth of service when they buy the average $400k home.

@Mike Grudzien @Tim Delaney do you guys think it'd be worth joining a credit union in the city I used to live just to get the rate even if I'm out of state now, will they still give a better rate?

. $10k in debt does not seem like it is worth filing bankruptcy as you also will have the filing fees to file bk and if you use an attorney it could be another $5k, To me if you can save $10,000 a year then start saving and pay off that debt, as filing bk will hurt your credit wehere paying off these debts will improve your credit.

For me, If they buy with me and then sell with me when they flip it, it is totally worth the time/effort.
