Some states, like WA and California have bond programs for people who make less than , for example, $82,000 which can be used towards the down payment.

Terms as noted are whatever buyer and seller agree to.. either way if the seller takes no interest on the deal they will have imputed interest and if they check with a CPA that will kill the deal right then. plan on paying interest.I could be wrong on all of this but I am pretty sure this is how it works in the states I have carried contract for deeds  CA OR WA.

I won't buy in western WA or WA in general.

I'm using five minutes of my daily wind down to vent a little bit.We own a 3 bedroom 1.5 bath SFR in Monroe, WA that had the same tenant for the past 5 years. 

Thats why you dont see me posting on the open forums about my deals were we double our money in a year cash on cash.. or the one I did in Washington state this week were we turned 60k into 115k in 25 days .

My opinion, in your case in would be Washington state.

Hey, I'm a new investor, Im looking towards getting some units under my belt but know exactly where to start im located in washington dc and i feel like this market is little bit out of price range.

I'm in WA state and we used to do some of those but don't now that the homestead exemption increased substantially, making it difficult to recover funds if the loan stopped performing.
