We have a ton of tourism, which fuels hospitality.

However, you can take advantage of this if you wanted...Take care and buy something well-positioned, low priced, and have plenty of reserves behind it so when tourism recovers in those markets you can take full advantage.In the meantime, people will always need a roof over their head!

Given Texarkana's lack of tourism and large institutions, I think you are looking at the friends and family market.

Old Orchard Beach is a heavy tourism town with several colleges near by.

Denver/Boulder (cities with diverse job markets) obviously very different from Steamboat (awesome mountain town mostly dependent on tourism).

While you may like the security of a long-term rental for a house hack, because of the large amount of tourism it’s worth looking at short-term rental opportunities.

@Brian Sego The market @Lucas Carl and I are in is dominated by tourism - there are thousands of cabins in the area like ours, and there are vendors in the area that exist just to service them.  

The OBX is becoming more of a year-round destination minus the coldest months of January and February so your vacancy rate especially with the current tourism overload down there might vary.

Property is performing "okay" and is starting to cash flow but many factors are at play (high gas prices killed tourism, new listing so needed to build trust through reviews, learning market-specific nuances like min night stays, etc.)

Bocas is truly an amazing place though with so many naturally beautiful attractions, a solid and growing ex-pat community, some out of this world restaurants and tourism is on the rise.
