He will loan up to 90% of purchase price plus repair and holding costs - if I have enough personal reserves to cover "what ifs" and something he can attach his name to to cover the 10% (equity in my home or one of the cars).I have options for obtaining the reserve cash he requires, 401(k) loan, put a note on one of the cars, etc, but I'd prefer to exercise those options if and when the need arises, not just to make him feel better.

If you have above 680 + credit score, Quicken can do a NO DOC stated loan w 100% financing; no down; no income verification; and no assets.

i'm not saying that the "pro" didn't have to start somewhere (like with the first purchase), but it all breaks down to - to each his own...what one can do, so can another - but every situation is different.

When it is through a realtor, It takes a day to get a message sent from to to the seller....How do I go about negotiating w/out a realtor...I do all the leg work anyway...This is a 2 part ?

To me it seems like a simple problem containing two factors; 1. the mortgage (including taxes insurance etc), 2. the rent.The only solution I can is to to make RENT greater than MORTGAGE.

I was just wondering if there is a website that you can go to-- to get a printout of all vacant properties for each counties.
