Hello Bigger Pockets Community - I went to the Bigger Pockets Conference in Nashville as an aspiring investor and returned as an inspired investor! 

Louis, Nashville where there is a large pool of young talent that can afford to live and work there.Lastly, one thing that's rarely mentioned is interest rates.

@David Robinson There were a number of factors that made Knoxville appealing for us.1- Mid/Small size city which we are more comfortable (similar to what Colorado Springs used to be) 2- Newer homes in general (i don't have expertise in the challenges associated with 100 year old SFHs)3- Diverse and growing economy (UT, Government Jobs, and Medical to name a few)4- Affordability (Turnkey SFHs are available in the low $200K in great neighborhoods)5- It seems more off the radar for investors than Memphis and Nashville which means less competitionAs for credit score, mine actually dropped from 780 to 760.

I am doing a spec 20k sf warehouse in Nashville.

We are interested in Nashville as a potential new market.  

This allows you the ability to see what works and what doesn't.I own a property management firm based just outside of Nashville, TN.

I am looking at Reno, Phoenix, Dallas, and Nashville.

I live in Memphis, and I know that in Nashville this year they passed a law requiring Airbnb hosts to obtain an annual license and also they are now required to pay hotel-type occupancy taxes.
