I'm house hacking my STR and can basically live in a nice home for free by monetizing my primary home.

I'm a realtor, but actually mainly use my license to mainly to monetize my leads & don't focus on finding listings.

Social media is full of it and pretty much everyone who runs a monetized YouTube channel is either saying: Housing Crash! 

Essentially, I am curious what ways to monetize part time licensed real estate work while learning.

You won't need to monetize that home for over a decade, or more.As far as rentals, CoC, etc, etc....remember that equity paydown and tax benefits are paramount to investing and can usually have as much of an impact on your financial position as the cash flow.

And anything that does not meet my criteria I will re-assign the contract for a fee so that I am able to monetize that lead. $10K for flipping paper is a good deal I admit, however why allow that to happen.A small operation spends $1K/mo. marketing = $12K/yr. for his own deals and is required to monetize all leads to cover his marketing budget plus a profit, and is able to find two fix and flip and net $30K and increased your buy and hold portfolio by 5 properties.Now if you scale that up to a bigger operation who now has to have a marketing dept, a call center, a sales force and a contract dept.
