I would like to collect my rent in full, however, I am also not blind to the fact that about half of my tenants are not working.

The way you would structure this is as a small blind pool debt fund.

She does most of the painting, cleaning, lock installation, mini blind maintenance and replacement, caulking, cabinet hardware change outs, electrical wire pulling, fence post hole digging, etc.

Some funds are semi-blind, where the description of the typical asset is specified, but you still don’t know which properties will actually be bought.  

They know building styles and trends and can point these out where most investors would stare blindly at the rafters.

Another deal I lost by a last minute “blind” bid that was magically $100 more than my offer.

Tenants would not cooperate to let us property, so property was being sold BLIND at 50% retail price.

I feel like I need to have the carpets replaced, HVAC deep cleaned, blinds replaced, window seals cleaned and anything else that you can think of.
