Do you have any advice for buying real estate in Houston after the storm?

Hello,I just got a full price- cash, offer accepted of 70K for a flood damaged property in Houston MLS#85345049 , the house is not located in a flood zone.

I've read through the Wholesale section and I am still reading through it however their are somethings that I am not all to clear on and would like to be able to ask someone that is familiar with the Texas preferably Houston market. 

No damage or problems, just money issues.In light of the recent disaster in Houston, is inventory lower, thus making rents and costs of real estate higher?

But prices have sky-rocketed in the last few years so it has become very difficult to find deals that make sense.Once i finish the 2 apartments I recently purchased and rent it out i will probably start looking at different more affordable areas, but probably around greater Lisbon.I think investing in university towns is a great strategy, around hospitals and stations are other good areas to focus on. 

Also, the total percentage of houses that flooded in Houston is much less than New Orleans.
