I'd also like to add some additional storage and functional decor for the tenant such as a decorative cover for the wall AC unit (it's an eyesore), a cabinet over the toilet, a kitchen cart for more counter space with some floating shelving above, corner cabinet in the kitchen- all would probably be from IKEA.

In my market, many homes are staged virtually and do not physically have furniture in the property.On the higher-end/luxury side of things, many homes are stages with furniture and decorations throughout the property.With respect to listing your property on your own, I'd look into discount services that help you gain MLS access.

I have a property under contract that I am penciling out my thoughts for the SOW before I bring over contractors and I originally thought I would have to remove it and install a new ac/furnace but my interior designer mentioned that some people like them if done with decorative covers but I just didn’t see that matching my original plan/style even though I was going for a traditional meets modern look thats very clean,lots of whites(Not Sterile) with warm fixtures and hardware..
