The Tampa to St Pete ferry service has been approved by three of the four local governments who must agree to chip in 25% each of the $1.4M required for a 6-month pilot period, and now rests with the Tampa city council for debate/approval and the final say.However - this is not the Southshore to MacDill AFB ferry you're referring to.

Most all retail is welcomed with open arms.Large multifamily projects of hundreds of units, live in weekly hotels, and most gas stations have had thousands protest against them and so the council voted to deny approving.Most of the general public sites transients, stress to current roads, and higher crime as the reasons they do not want that kind of development there.

@Joey English  fair enough  I did not read it the way you just explained it.reading your blog it conjured up a picture in my mind of some folks that you needed to talk to in a first grade level and how to do that... then you did a transaction that if they would have been thinking or represented by council or Realtor they would have at least charged interest.if they deeded the house to you on a zero interest note.. then they will owe imputed interest to the IRS I somehow doubt anyone informed them of that fact..

Since this is true, I council people in similar positions to buy  from a buy-and-hold perspective to be safe in this market, but look for the one's where raising rents is a real option and any deferred maintenance is minimized to aesthetics and minor fixes (a good home inspector is an absolute necessity on these deals!).

state laws would come to play here.I can see hypothecating a whole note.. but having been through a few note securities offerings I can see where if this went sideways that would be the first cry from the opposing council  IE  your selling a security without proper license or registration at the state level.
