I wouldn’t sell to you unless I could google you and see reviews, testimonials, blog posts you do, community work you preform, etc. 

Get references: references and testimonials from other investors is important.

From what I've seen in all of his youtube videos/customer testimonials, the houses are in B and C neighborhoods and tend to have high occupancy.

I may well be wrong, but I would never bet on DC moving quickly on anything (except congressional payraises).
