We also have the goal of buying our first property right before our wedding; so two purchases within a 8-10 month period.Our question is this... do we purchase our first investment property in one of our names, and then the other purchase our home 6 months later? 

We're struggling with financing our first fix & flip as we have very little cash (we're paying for a wedding) and our credit isn't great.

@Bryce Platt We were already planning on attending the meet-up this Weds, it seemed like a good place to start.

I had my offer signed on Wed, and got financing approved on Friday, 9 days later, and that with me being highly proactive, proving all docs, etc.

I would say the one drawback is that if you have to onboard a portfolio that used a very detailed quick books based financial budget that the owner is wed to you need to do some work to get it to match.

With a wedding and other expenses looming, we weren't necessarily in the market for our next investment (although I am always willing to consider), but this opportunity was too hard to pass up.

Can you allow people to rent it for events like weddings or grad parties?

We are looking to purchase a duplex in around 6 months after our wedding at which point we would live in one half while renting out the other half.

Like I said, this property will cash flow and seems to be a great investment BUT here's the thing..I have a full time job (making over $60k), my wife just lost her job due to covid but is pursuing wedding/event photography full time and we don't have too much in the bank for reserves.
