The last 2 weeks, after I've logged in, and tried to read articles, it re-directs me back to the home/log-in page......I log in..... it just puts me right back there, (I am logged in, as I see my initials in the upper right corner.)Anyone having the same problem?

Which is to say, like @Matthew Crivelli, you're going to have a hard time getting a loan with bad credit.Now, some DSCR lenders don't require super high credit, but most want to see upper 600s.

Most lenders do have similar processes.Most of the people who will advertise their services to you here on BP are brokers for direct lenders.Most of the Brokers on here charge an arm and a leg for their services which is the reason why, initially, I did not utilize private lending.I'd be happy to recommend the Broker we use who is great at what he does and is very reasonable when it comes to the commission he adds for his services.We do a lot of investing just outside of Charlotte in the York, Chester, and Lancaster Counties.

Does your policy about garbage disposals apply to upper end rentals as well?  

It's important to understand the difference, and I'd recommend sticking with the REIT with depreciation advantages.The Tax Cut and Jobs Act (TCJA) includes a 199A deduction and applies to certain income from pass-through entities (including REIT dividends) and allows individuals to take the 20% deduction against REIT dividend distributions that yields an effective tax rate of 29.6% or 37% (80% for upper bracket filers).

I would stick with carpet on upper floors in bedrooms and on stairs.

We opted to buy a fixer-upper SFH and slowly renovated, painted, and updated it over the course of 2 years. 

Getting your RE license would absolutely give you a leg up in this industry.
