If the property makes sense to keep in your portfolio and the only reason to sell is to unlock funds for the next purchase, I’d look to pull some cash out or find a capital partner for another property and hold this one personally.

Yesterday I was collecting rent from some guys from central America and they said someone tried to unlock their front door, and they had a big bundle of keys. 

I'm really just trying to unlock some more equity in the primary without selling or doing sometime of cashout refi...Appreciate, any more advice if you can think of anything creative...

Last year we cross collateralized our portfolio into a line of credit, unlocking the ability to make cash offers on properties and spin them off into mortgages later. 

That helped me eliminate my student loan debt quickly, which unlocked more $$ to put into savings.

If they want to leave the door unlocked and let the vendor go in, that's fine.

I personally don't think unlocking your equity would be good since refi rates are much higher these days.
