In my town, even going over the railroad tracks put you into an undesirable neighborhood and the prices drop.

Given the advice on similar Biggerpockets discussions, we've expanded our search to include properties in Dundalk as well as areas on the peripheral of Charles Village, Old Goucher and Remington.  

I am just asking for options and solutions that I can employ to protect my interest from undesirable things that can happen (such as those you mentioned.)  

There is a relatively small number of renters who choose to live in undesirable areas or undesirable properties if they can afford better.

Dealing with undesirables has a time limitation.

@Ariel BullingerMost of the fourplexes in Las Vegas are in undesirable areas (C/D) and I do not recommend investing in them, especially with the run up in prices.

This is undesired and I suspect it is too late to change this tenant after they have you so well trained.  

The greatest value is definitely intrinsic and peripheral.  

The difference is made up in times of struggle not when all is well and good.Using the Today will be a win when framework has helped me perform at a higher level even on the days/weeks/months where the conditions are undesirable.

Peripheral work to separate lines that service two areas from one panel can get expensive.I upgraded one of my services from 100 to 200amps for $800 (materials) because the town did not require a permit, but I had a State Inspector sign off ($54) after the work was complete.
