@Nour HatabI like new rentals, they attract better tenants and won’t have an CapEx for a long time.That being said, if you can connect with local builders who have upcoming multifamily projects you could potentially get a building under contract for a lot less than if you waited and got it under contract after construction was already under way.

It seems like he’s saying do your research, network from a distance as much as possible, go out to your chosen market and get things under way/systems in place and once those connections are made you should be able to replicate from a distance.

My wife and I are 3 months into our REI business and thanks to a wholesaler we are renovating deal 1 and are about to start deal 2.I don't know that we would have deals underway already through our own marketing.You still have to do your own due diligence but so far my experience with wholesalers is positive.

Have relatives out there, one who is actively developing (2 projects completed, 4 underway including a 30 unit apartment building).I toured the oil patch Bismarck-to-Minot-Williston-to-Dickinson and back to Bismarck in late March.Without putting too fine a point on things... it is nuts out there!
