I am in the process of remodeling the kitchen and both bathrooms.

If I recall, there is also a company offering a similar service. the TV show is based in the Olympia Tacoma Washington market and the homes are basically dated and just need  mainly cosmetic remodel these are not dilapidated houses.. and in that market these homes sell for 500 to 1 mil..

Hello BP community,  I'm in the process of buying a fuiiy remodeled multi family.

Me as I remodeler over estimate my material I need.

Conservative LTV first trust deeds are currently paying over 9%  and generate good cash flow when buying doesn’t make sense.Yes that´s another wonderful alternative, I invest in notes as well, got no tenants & no toilets and with those interest rates a return, where I don´t need to buy real estate for cashflow.

- Should I do a partial remodel, replace the vanity, toilet, floor, and put a tub cover?

For L/Os it's a similar concept and this strategy works well with newer or fully remodeled homes and also needs to be the right market conditions.Best of luck!

And to be honest, the last remodel of the apartment was probably 20 years ago.

We do plan to remodel a bath which would not be possible with a tenant living there.  

we were only 10 days over schedule (we allocated just under 2 months) which is remarkable considering the various issues we encountered and the size of this rehab (we removed 4 walls (including a load baring), added 1 wall, added new bathroom, redid kitchen and existing bathroom layout, (new locations on shower, toilet, and vanity) removed a door, added 2 windows, new flooring throughout, and added an eyebrow porch.
