@Christopher B.Hey chris, Yeah Ive been doing odd jobs out here in LA and since I was in my teens managed to save up 60k, so I don’t believe id be able to get a loan.

Cap rates in the high teens/low 20's 

I have failed multiple times not just in my teen years but also in my young adult life.

If you go private lender expect to pay low to mid teens for an interest rate.

The overall returns for your investors should be in the mid to high teens ideally.

Usually our best and longest term tenants partake.Many different factors involved but unfortunately in my experience I've seen alcohol and excessive sugar/fast food consumption (obesity related health challenges) negatively alter more lives than weed.
