Rentals can easily surpass the 1% rule. 

I can totally understand that the woman and her family were willing to sell it for a bit less in order to insure that it wasn't just torn down but renovated and revived to its former glory (probably surpassed it, too!)

My self-definition of wealthy has always been, generational wealth, when you can surpass that gap that after estate taxes, you can take care of your heirs for the rest of their natural lives, with or without work.

I can't do math atm but I think you would just surpass the S&P 500 had you so little in it because the appreciation grew faster than your initial investment making your returns slightly higher I think.

That said, all investments that I have sold have surpassed the 20% IRR figure.
