While surfing on the Internet, I came to know about long beach NY co-op with water view and parking and I saw beautiful house and apartments for sale as well as for rent are available.

You would think they are working all day long trying to help the homeowners in default they as they claim...but apparently they are surfing the web and spying on our threads...quite professional of them.In other words, be careful what you say about OCWEN or any other lender for that matter...or on second thought...screw'em, banks like OCWEN are losing their investors so much money...cash buyers negotiating short sales are the only ones out there trying to improve the market situation and they are making it extremely difficult.

We sold it to a surf tourism company who was building a surf camp nearby.

You should also start listening to the podcasts (if you are not already) and surfing the forums for info on how other people pulled it off.As for me, I did both:  I have a career with the Navy and used that money, plus some borrowed from family, to start off flipping houses with my wife. 

If it is not otherwise strong, failing to provide 5 years rental history, regardless of whether you were paying rent or couch surfing, is a reason to put it back on them to provide before you can proceed.

I have a bunch of friends that ride stand up jet skis in the surf out there.

In truth, nothing you couldn't find on Youtube with a little ninja surfing, but the fact that it was somewhat organized and well presented made it a little easier to consume.
