Hi I'm currently a student in college studying Mechanical Engineering and a friend and I are looking to invest in Real Estate once we graduate in May.

As a college student traditional financing won’t work for me anymore as I already had to get my father to co-sign my 1st loan.

I currently do not have any student loans, car payments or other debts besides my mortgage.

I like to keep track of student successes. 

I am not opposed to STR/MTR, but my current profession puts quite a bit of restriction on that avenue.My 5-10-year goal is to shift more toward long-term appreciation and syndication.

Next you should at this juncture be focusing on big picture things like paying off any high-interest debt, credit cards, student loans, saving for a down payment eventual home purchase and focus on your family.
