Again, you could sue, but its hard to get blood from a rock. For the reasons above, you should have an escrow account set up with a lawyer IMO.

I figured it's in my blood, and it just seems like the most commonsense way to invest and have a good retirement and a good comfortable life while being my own boss.

It is exactly the OO buys that are squeezing prices upward and frustrating red-blooded capitalist real estate investors such as myself, intermingled with legitimate investor bid competition.Ultimately, and notwithstanding sentimental sway or insider bias, my fear (yet mercenarial pleasure as an opportunistic REI buyer) is that these FHA-supported purchases will again fail their debt service obligations in a couple years, swirling us back into another "correction" when this present swath of FHA loans collectively turn sour. You heard it here first (as far as I know) - ANOTHER market downturn, caused by (mostly) FHA mortgage failures, within the next couple years.I plan to "dollar-cost-average" my purchases, tempering volume in these present days of over-represented values and betting on another round of bust in the near future.Peace.

I agree that people can, and some will, spend the time and money to get their lending operations legal (many of them in manufactured housing with one or the other of my two companies) and as a result make a great deal of money not only on the loans, but in buying other people's operations at fire sale prices. That does not mean that the trends in government to regulate everything* doesn't worry me, or that the power grabbing the CFPB is doing doesn't freeze my blood.(* How about their new pocket knife becomes a switchblade legislation that, thank somebody, has not yet passed?)

Your concept of purchasing a non-performing loan as being predatory is not true although it is refreshing that you are not a blood sucking vulture :) There are varying lots of borrowers that are defined in non-performing some desire to work out the loan, some just want to walk away and some are undecided.
