I already have the market in mind (Birmingham, AL) where I’ve purchased a couple of SFHs and have a solid team in place (contractors, property manager, etc.).From what you’re saying (and I’ve heard this from others as well), it sounds like the preferred approach is to buy entirely in cash (covering both the property and rehab costs) and then refinance afterward to speed up the buying process.

I managed a low end apartment block for several years. 

Additionally, in Co-Living the property manager walks the property once per month to deliver toilet paper & cleaning supplies (aka property inspection). 

Long term rentals are easier to manage and come with less risk.

This deal and the one before it came about from networking, building a relationship with my property manager, an investor friendly realtor, and learning what makes a deal a deal.

The living condition is terrible as the apartment is poorly maintained by tenant and poorly managed by landlord [seller].
