Does anyone have a rough estimate on how much spray foam insulation should cost per square foot  I mean like a typical install so an out the door price per square foot. 

Might help to have foam weather stripping all around the door to help insulate from vibrations, but it will never be perfect.I know you can buy sound proof doors, but they cost as much as a car.

Can they shave some of the concrete so it's flatter?

Otherwise, you can just insulate them with the black insulation foam. 

If the grout is stained, you can try vinegar and baking soda as well (it will foam once mixed together),  I've also used Mr Clean magic eraser.

I think you’ll find that if you have your own agent representing you, that person will more than pay for themselves vs having the seller’s agent work the deal with you feeling like you shaved that few hundred bucks off commission
