After the last recession, investors who took risks came out on top - now many are trying to figure out if they should take the risk this time around.The truth of the matter is that there was little system around distressed assets in the last downturn.Now distress has become so sexy that there are systems in place that drain profitability from assets because they will go through many hands. 

Ex: families or mixed two family groups that need a smaller 3rd bedroom with a couple bunk beds for teens or young children.

Sometimes it's not sexy, but it's there if you want to work for it. 

So it’s not like a family living there with a teen in the illegal bedroom? 

Single mother and her 2 teens are on lease (March 2020) but she really moved in with her 27 yr old daughter plus her 4 kids, as well.

@Matt Morgan I know @Collin Schwartz is a sexy beast, but I don't think he is that much older!  

Real estate has an allure to all of us but we forget that there are other ways to build up cash that aren’t as sexy or as quick.

I don't do sexy HGTV rehabs, but they are profitable!
