thank you for breaking that down. my biggest take away from learning about the double close was that if it came down to EB not at ease about me making say, a 20-30k wholesale fee, a double close would leave my fee undisclosed to EB. but like i said the process seemed pretty face paced so i wanted to be clear on that and not get into a situation where i opted for a double close then was like..

With that said, what I love about renting by the room is that you can make more by renting the rooms then you could if you rented it to let's say a family, at least this is the case in my situation.

I have not hired assistanct, but have had horrid situations where one contractor, say a carpenter, has tried to take a 'lead' position and direct others such as the plumber.

When the PM and realtor are the same, then there are no checks and balances on their transgressions and you'll probably never be the wiser.I'd also say as a general statement that anybody who tells you they're good at both being a buyer's agent and a property manager will at best be good at one but most likely is good at neither.
