Dispose of any rags or sponges used to clean the mold in a sealed bag;11.TO REPORT TO LANDLORD IN WRITING AND VERBALLY THE PRESENCE OF ANY MOLD GROWTH on surfaces inside the Premises;12.To allow landlord immediate entry to the Premises to inspect and make necessary repairs in the event mold or water intrusion is present;13.To use all reasonable care to close all windows and other openings in the Premises to prevent outdoor water from penetrating into the interior unit;14.To clean and dry any visible condensation/moisture on windows and window tracks, walls and other surfaces, including personal property as soon as reasonably possible.

It makes sense, if they are building you a $20,000 kitchen, you give them $10,000 up front so they aren't left holding the bag if you drop dead. 

I want to rent to them in case the new buyers financing falls through so that I'm not left holding the bag again as there is no guarantee the deal will close.

Be prepared to change the bags a lot as they will fill quickly.

We bought extra thick black trash bags to seal it up in.

After a 3-4 mo eviction process and finally regaining access/getting the writ, we got inside to 17 bags of garbage, and so many belongings.

I still stopped by periodically and would find cigarette butts, left over fast food bags, napkins, etc. in the one property that was up for rent during this time. 

If you want to get into wholesaling then please take the time to educate yourself on the entirety of the process, not just the theoretical bags of cash that you think it will generate.

As many here can attest, if things start to go south with a contractor, they go south quickly and if a claim is brewing, they will likely cut ties and you’re left holding the bag.
