They want net to be at least 25% of gross (ie, gross 100k, you need to take home 25k after all expenses)They also look at your personal debt.THey ask a LOT of questions (45 min worth) about how you recieve payments, what sort of invoices you are waiting for payment on, how you pay your vendors, they want to see credit with vendors, especially ongoing obligations to show your payment history.

They are all actually pretty good tenants and pay around 3-5th of the month after recieving their check.

As far as renovation goes, I've found that I can ask a bit more rent, get much more intrest, and it makes a place easier to rent overall.I think you may want to recieve your Trent screening process.

Welll... i just recently recieved a nice chunk of change(50,000) from a bad auto-mobile accident i got in a few years ago... i just turned 20.. i've got a good job... and have been planning on investing my money in real estate ever since i thought i might be getting some...I'm thinking about maybe flipping some property...but I'm just trying to figure out a safe way to jump into this.....
