I'm saying this carefully because obviously deals can be found anywhere, they just don't seem prevalent compared to places like Kansas City MO, Harrisburg PA, etc... additionally, finding properties that will rent using the 1% rule don't to be very common either.However, you did mention something that is also the root of my concerns doing this remotely and that many of these are higher in crime and likely have less reliable tenants.

@Jesse Smith If you're looking to invest in South City there are a lot of opportunities for SFH and multis, but the bread and butter investment I see and suggest to most of my clients are 4-family buildings since they're so prevalent throughout the city and offer a more resilient income stream compared to SFH.
