Aside from a title company, is there a way to make at least preliminary title search less tedious, since there are so many different types of liens that could be filed from all sorts of entities?

Running some preliminary numbers, the cash flow I could receive is similar to what I'm getting with my SFH.

Point is sometimes, there's just no way of knowing.ClintEXACTLY if this is an legal recorded easement it will be in the preliminary title report or title commitment whatever they are called in the jurisdiction.. this is one thing I see that people get stuck on .. when they just trust closing attorneys or title companys to say ya title is fine.. 

I'm trying to buy a property at auction.com, but when i ordered a preliminary title report, it appears that the property has 2 tax liens and 1 HUD lien on it in addition to the mortgage balance.

Care to make a wager?

I ran some preliminary numbers through the BP calculator and it would be about only a 4% return if I rented so wasn't really considering renting anymore.My question is:     We are looking to move to a new home in the next 3 to 6 months, possibly out of state, so we are looking to upgrade this home a bit before selling it.  

I would also wager that most new investors are overly optimistic or just plain inaccurate in general at estimating cash flow anyway, and overlook a host of expenses associated with high cap rate properties.

Luckily this is a preliminary analysis.
