Markets that make sense for BRRRR investing?

Before starting my preliminary research into BRRRR investing long-distance, I had a few markets that seemed to make sense to me (i.e. Secondary markets near strong economical centers). I have David Greene's book on investing long-distance and I am trying to devour it ASAP. But as I looked, I was noticing that the deals may seem to be thin if I were to consider holding to rent. The Price-to-Rent ratio is something that is becoming more top of mind, but I'm not sure where these markets are, or where they might be 3-5 years from now.

Any crystal balls out there?  A penny for your thoughts.
