Personally that is what I wanted, an active mentor. 

As far as PadSplit, you'll have to check city and county laws concerning the number of unrelated people allowed to live in a house. 

As far as the business card is concerned, to me personally I think having both things on one business card is acceptable .  

I have done quite a few different things, one of the best to find out who is doing the most volume is go onto good and search for the "we buy houses companies" in the area you are looking to invest.

I inherited a partnership in a 22 unit commercial building with 8 restaurants, a grocery store, a couple of personal care services, and various other businesses.

Will you potentially be more at peace if you sell and buy an investment property that you have never lived in personally?

Personally, I've bought older homes since I invest in mobile homes myself.

I have sold some properties years ago on lease options where the tenant buyers actually exercise their right and purchased the property. ( I was in the deed.)The reason I am concerned to tie another person’s property up  with the lease option is that people can change their mind, as in the seller.
