A strategy we use(d) is targeting self-directed IRA investors and inviting them to a Lunch-and-Learn (at a restaurant venue) to explain the many ways they can take their "lazy-money" sitting in their IRA and putting it to use by investing in whole mortgage loans for a yield that out-performs inflation (6.5% to 8.5%). 

We bought the place for the acre of land under it, and it is solidly outperforming the 1% rule.

We initially projected rents to be in the $1,850 range, and are now seeing actual rents on completed projects come in around $2,100 to $2,200 outperforming our initial projections! 

There is no market that will outperform the one you live in... 

I challenge anyone to show me a market that has out performed Cleveland over the last 4, 5 6 years,  with rents and appreciation. 

I would rather outperform my return forecasts than underperform my forecasts.Make sure you have a good understanding of expenses. 

All of my units in the Phoenix area have significantly outperformed Tucson. 

Syndications project ~20% annual return and some have historically out performed the pro forma.  

Most people expect Las Vegas to outperform most other major metropolitan markets in the USA in the long term.

That may explain why the LAL based on 10 sec views hasn't been outperforming.
