I feel like finding good comps is a both a way to see if I might be interested in, or have a deal by doing a rough ARV calculation using price per sq/ft, but also my rehab costs are centered around a solid ARV and I don't want to be mislead by comparing apples to oranges.

Lately, I have been looking at Caldwell, West Orange, Bloomfield, Wharton, Netcong, Dover and Rockaway.

Some random North Jersey towns where you might be able to still do ok: Belleville, West Orange (downtown only), Netcong.

Is there anyone out there that has a team in the so-cal area, I'm in Riverside area and work in Orange county, that needs another team member who is eager to learn?
