I'm open to ideas if anyone would like to share their opinion. 

Just make sure to do your due diligence, get second opinions on the rehab work, and double-check the financials to ensure it makes sense.

@Bob Willis you are probably going to get VARYING opinions on this.  

As an investor there since 1955, and a real estate broker since 1965 and paying finders fees that passed the occasional department of real estate audits during those years, you will need to amend your opinions regarding California and a few other states.

You would not need, in my opinion, and courses. 

Most of the guests are on their way into town for a permanent move but need a place to stay for several months to facilitate a closing, complete construction, etc.That avatar and sellers who want to cash out and look are the sneaky win for MTR right now in my opinion.

In my opinion, house hacking is the easiest way to get into the RE game with the lowest money out of pocket...plus if you throw in a renovation loan like the 203k or homestyle, you can boost your worth quickly!

I would at least talk to a lawyer and get their opinion, I am sure there is someone who will take your case!
