Of course, if we have another available unit that's similar to the one they were looking at, I'll pivot to that and offer to move their current application over to that unit as long as they would still qualify under whatever the new unit's rent is.

Let them know you are shopping and tell them to give you their best offer (all on the same day), and state you will go with whomever can save you the most money. 

In addition to Wishing Well Hills, Decatur, Brookwood, and Smyrna/Marietta, you might also look into Powder Springs, Austell, and parts of Douglasville, as they offer more affordable options with solid rental markets.

They look to have some success with taking deals full-cycle and currently have a sun belt multi-property offering that I'm researching.

Really good wholesalers can offer buyers opportunities on terms as cash offers do not always solve the sellers problem.These are some things that make up a good wholesaler.
