I am starting and growing a Residential Rehab and/or Flipping team within the Greater Wichita area.

We have inherited apartments with grow labs, felons, roach infestations... almost anything that you can think of.

We are a growing market with low unemployment but you will see a lot of the rental income going to covering expenses and setting aside reserves.

I think it is human nature to feel like we need to get the best deal with the best/highest "immediate return".

The job market is more diverse and growing faster thanks to companies like Intel moving in, which typically means more stable property values and a broader tenant pool.

This allows you to keep more money working for you in the real estate market, potentially helping you grow your investment portfolio faster.

Given the nature of small towns, we have personal relationships with multiple members of the board which we believe positions us well for success but of course there is still uncertainty.

Hey Stuart,I don't know much about Vegas other than it just seems to keep growing.
