My name is Chris, I'm just getting started on real estate investing... like from square 1 sort of starting out.

I doubt we would actually live there but will probably create some sort of mother-in-law or ADU situation to be “legal”.

I think she actually had a really good idea.she believes that providing gift baskets for first time tenants that include general house warming gifts, cleaning supplies,maybe a recipe book  and even a small book or brochure of how to care of  a house would be a great start to a relationship/good tenant.the goal of this would be to obviously motivate your tenant to take care of your property, keep it clean, and to create a level of respect between both parties right off the bat. that means (rent on time, communication, a good experience from beginning to end.)im interested in hearing your thoughts about this and if any of you are or have already tried it?

I know i have a long road ahead of me to able to achieve this goal, but I'm very motivated to make it happen.

You just gotta do what investors were doing before the Crash - scrounge for motivated sellers!

You'll save a ton of time having the majority of the information you need in one place and you can sort and build property lists based on hundreds of factors.

That is a 99.9% rate of people on these lists not motivated.

"Appreciation", you would avoid cash flowing markets and go for an area on the up and up (unless you can get both AND a motivated seller.

When I'm practicing underwriting, I'm finding a property that looks interesting, trying to find out median rates in the area and do some math to get to the NOI then divide by 6% and come up with some sort of value.

Its just very rare that this happens and this is mainly paranoia getting into peoples brain that they would need some sort of protection because of some high profile cases that have gone around the internet.
