When you pull their credit, go through each item and check to see if they continually have high credit card debt, if they have any 30, 60, or 90-day late payments, ensure they don’t have any judgments or collection items, and see if they have any large payments that will hinder their ability to pay rent.

We advise landlords to require two main criteria:1) Household income should be at least 40x the monthly rent.2) Applicants must have a credit score of 680 or higher.It's also important to review credit reports for red flags like rental collections or high credit card balances.

My policy is to hold a card on file.

Some of the clients that I work with like the ability to  have an easier time qualifying for business lines of credit, business cards, or other forms of credit that is not specifically a mortgage or real estate related.

Outside of real estate, I pay for everything in cash, and I don't carry a credit card.
