I would just like to point out some economic facts about where I live and invest (Cleveland Ohio Metro area) so there are not any misconceptions about it being a farm or factory town.

There is an awful lot of misconceptions about the concept of Capitalization Rate, what it is, and how to properly use it.

This is a misconception of note buyers, thinking that if they get a property back they can just move in or turn it into a rental.

I had misconceptions that all investors did not want to help or willing to help for fear of future competition but that is not the case at all here.  

Another misconception is to not talk to your competition.

Common misconception, FHA loans are supposed to make home-ownership more attainable.

So I started way far out and then moved back into the States.There is a huge misconception about needing to invest locally just so you can be near the property.

Just my advice, but first get rid of some misconceptions.  

Also I don't know why people have this misconception that I am new, Ive been in the industry for almost a year who completed multiple wholesale deal and also a licensed agent, so I know i bring some sort of value to the table.

There's this misconception that VA loans don't pay closing costs, I thought that too.
